So, tomorrow me and Lani move into a new house in N22.

We need a handful of things done to it - some floorboards sanded and varnished, a new bathroom, the sort of thing that a good general builder should be able to handle.

Not knowing the area, does anyone have any recommendations? I'm particularly thinking of Arkansas, of course, whose house just up the road has been generally spruced up over the past few years, but all suggestions welcome.

I think in London it's generally advised that you go with a builder sourced via a website such as www.handymanexpress.co.uk, where they've been vetted and tested on both skills and social capability. I think they also provide guarantees on the builders work.

My experience (living with Dominic in a Victorian ruin in Peckham) was that recruiting individual builders with no guarantee usually meant stuff only got done when the betting shops and pubs were both closed, which was never.

I would advise against my plan which was to search for a carpenter on google, get an email address, have said carpenter round to do a quote and then to give him our house keys.

It was only after he left I realised I didn't even know his last name or where he lived or anything at all about him. This was STUPID. Worked out OK though.

Registered builders are a better idea. A couple of friends who live out that way have just had similar stuff done - they're on hols at the moment but I'll ask them when they're back for details of their builders who I think were pretty good.

There's some nice pubs in Muswell Hill which I would be delighted to introduce you to - the Maid Of Muswell on Alexandra Park Road, and the O'Neills on the Broadway. Those are my recommendations...
